Rental terms 2007

1. Rental agreement / Occupancy
The rental agreement confirms the contract entered into by the landlord and the tenant. The agreement is binding and applies only to the property, rental details and additional requests stated therein.
It is forbidden to exceed the occupancy rate specified on the website www.my2base.com for the property.

2. Pets / Smoking / Insects
Pets are allowed only if it is so stated on the website www.my2base.com under the individual property. The number and type of pets you want to bring must be detailed on the booking form.
Pets are brought at your own risk.
Smoking is only allowed to the extent specified on the website www.my2base.com under each individual property.
The tenant will be liable for the cost of cleaning etc required due to any infringement of the above.
Neither My2Base nor the owner of the property can be held responsible for any disturbance caused by insects in or around the property during the stay.

3. Cleaning
The rented property must be kept clean by the tenant during the stay and must be handed over in a decent condition. The cost for an end of let cleaning is included in the rent.
If you would like cleaning carried out during your stay, this can be booked through My2Base at extra cost.

4. Damages and payment of compensation
The tenant is responsible for all fittings and fixtures in the property during the rental period. The tenant must report any damage and/or breakages to My2Base. Damage arising during the rental period must be reported immediately and is divided into two categories:
(a) Damage to the property or contents that the tenant cannot be held directly responsible for and
(b) Damage to the property or contents that the tenant can be held directly responsible for.
My2Base will decide into which category the damage falls in each individual case.
The tenant is not required to compensate for damages in (a) above whereas the tenant is fully responsible for damages in (b) above.
All damages will be repaired as quickly as possible but delays may occur due to non availability of tradesmen or parts.
In cases where damage is not reported by the tenant prior to departure, the damage will be repaired at the tenant’s expense.
Neither My2Base nor the owner of the property have insurance that covers any tenants or their belongings during the rental period.

5. Conditions of payment
Payment of the rent, deposit and any extra requirements is due when the keys are handed over unless otherwise agreed or specified in the rental agreement. The rent includes costs for normal usage of electricity, heating and water. Extra payment will be required from the tenant if abuse of normal usage occurs.

6. Deposit
My2Base require a deposit to be paid on arrival. This will be returned at the end of the rental period. My2Base has the right to retain the deposit or part thereof if it is deemed necessary. If the deposit or a balance thereof is returned at a later date, any expenses incurred for bank transfers etc. will be met by the tenant.

7. Complaints
In the unlikely event of complaints about the rented property, these must be reported in writing to My2Base within 24 hours of arrival. After this the tenant forgoes the right to complain and would be held responsible for any shortages or defects as detailed in § 4 above.
Complaints regarding the cleaning must be reported to My2Base immediately after arrival.
8. Cancellation
If the rental agreement is cancelled up to 14 days prior to the rental period, 30% of the rent must be paid. If the cancellation is within 14 days of the rental period, 100% of the rent must be paid. My2Base reserves the right to move tenants to a property of similar or higher standard up to and including day of arrival.

9. Force majeure
The rental agreement can be terminated without notice by the tenant in cases of force majeure, strike, or other circumstances over which the tenant has no control.

10. Misprint
My2Base cannot be held responsible for any misprints on our web pages or other publications.

11. Disputes
Disputes over the interpretation of the rental agreement will be settled by the judicial system where the property is situated.
